When to book it

Four moments in a sale.

01

Before the photos

The listing photo is the first showing. Book for the day before the photographer, never the morning of.

02

Before the open house

Saturday morning, after the family has cleared out and before the first car pulls up.

03

Before the inspection

Inspectors look where buyers do not. Under sinks, behind appliances, in the utility room.

04

After the sale

The final walkthrough before closing. Closer to a move out, and quoted like one.

Ten seconds

What a buyer looks at first.

Nobody reads the listing copy. They open the door and decide. This clean goes after the six things that decide it.

  • The front door. Glass, handle, threshold, and the mat. It is the first thing touched.
  • The kitchen counters. Empty, wiped, and the backsplash behind them.
  • The main bathroom. Grout, glass and the faucet. Buyers turn the tap on.
  • Inside one cabinet. They open one. Make it any of them.
  • The windows. Light sells houses. Sills, tracks and the glass.
  • The smell. Clean, and nothing else. No candles, no plug ins.

What it costs

Priced for the house.

One time, priced by the size of the house and whether it is occupied or empty. Occupied is cleaned around furniture. Empty is a move out clean and quoted like one.

Bedrooms and bathrooms

Bathrooms drive the time. Buyers spend longest in them.

Occupied or empty

Around furniture is one price. Empty, with cabinets and closets open, is another.

The photographer

Say when the shoot is. The clean is booked to land the day before.

Questions

Real estate ready questions.

How far before the photos should I book?

The day before. Same day risks a photographer arriving to a wet floor or a cleaner still in the kitchen.

Do you work with realtors?

Occupied or empty?

Either. An occupied house is cleaned around what is in it. An empty one is a move out clean, and it is quoted on that page.

Can you do it the morning of the open house?

Should the house smell like anything?

No. Clean and nothing else. Buyers read a candle as covering something up.
